Construction Servitude or Condominium Title?
Construction servitude is a preliminary regime for buildings not yet completed or lacking an occupancy permit; condominium title is the full ownership regime for buildings with an occupancy permit. Always check which one the title shows — condominium title indicates the building's official permit process is complete.
Occupancy Permit
The occupancy permit shows the building was completed in line with its approved plans. Buildings without one can face difficulties with utility subscriptions and financing. The municipality's zoning department can confirm the permit status.
Seismic and Structural Safety
Which seismic code era the building was constructed in, and whether it went through the building-inspection regime, are key safety indicators. Türkiye's seismic codes have been updated over time; buildings constructed to newer codes and subject to inspection are advantaged in this respect.
If needed, request a structural assessment from an independent civil engineer; the structural system, ground conditions and any interventions (alterations to load-bearing elements) should always be questioned.
