What Determines an Appraisal or Valuation?

The answer to "what is my home worth?" is not a single number but a realistic range determined with the right method. This article explains the main factors behind a valuation and the role of the official appraisal report.

Location and Comparable Analysis

The backbone of any valuation is comparable analysis: recently transacted properties of similar character in the same area. Location — together with transit, amenities, demand strength and the area's direction of development — is the most decisive factor.

The Property's Own Characteristics

Size, layout, floor, orientation, view, building age, construction quality, heating system and maintenance condition all directly affect value. Site amenities, parking and structural/seismic condition are also considered.

The Official Appraisal Report

In mortgage-financed purchases, an appraisal report by a licensed valuation firm is mandatory. The report provides an independent value assessment based on an on-site inspection plus title and zoning checks.

The appraised value and the sale price are not always identical; the report is a solid reference for both sides in negotiation.
